Stronger clearance rate as auction numbers rise

MELBOURNE may have shivered through its second coldest morning of the year on Monday, but the weekend before it was hot.

At least from an auction market perspective.

The clearance rate was recorded at a very healthy 69.4 per cent, lifting on the previous week as the number of properties going under the hammer also rose.

Robert Larocca, RP Data Victorian spokesman, said the weekend marked a return to form for the city’s auction market.

“The market returned to trend last week following the aberration the week before,” Mr Larocca said.

The biggest reported price of the weekend was the $4.68 million sale of 30 Dawson Ave, Brighton.

The renovated and extended house in Brighton’s “golden mile” features four bedrooms, three bathrooms and an open-plan family and dining zone that opens to a covered outdoor entertaining deck and pool. It was auctioned by Buxton Brighton.

The auction of 46 Ruby St, Burwood East, produced the next top result, selling for $2.38 million under the hammer.

While the three-bedroom, one-bathroom house is nothing spectacular, the 1455sq m block it sits on certainly is. It was sold by Barry Plant, Mt Waverley.

35 Seacombe St, Fitzroy North, was the most expensive unit sold at the weekend, for $1.545 million.

The top price paid for a unit was $1.545 million for the townhouse at 35 Seacombe St, Fitzroy North.

It boasts three bedrooms plus study, marble bench tops and stainless-steel appliances in the kitchen, and a rear courtyard with a water feature. It was auctioned by Chambers of Fitzroy North.

Further west, land size was also a factor in the $1.52 million sale of 67 Lebanon St, Strathmore.

The property, featuring a modest three-bedroom house on a whopping 1892sq m block, was sold at auction by A E Gibson and Co, Glenroy.

At 6 Kathleen Ave, Glen Waverley, a $1.298 million sale was clenched but not before a false start at auction.

Advertised before auction at $1.1 million-plus, the three-level, four-bedroom house with pool and landscaped gardens was passed in under the hammer but sold soon after. Stockdale and Leggo, Mt Waverley, handled the sale.
